The presentation will cover the 2024 for-cause eviction laws and the impacts it has had for tenants and landlords alike. It will cover the just cause reasons for an eviction, no-fault eviction notices and their requirements, and the limited circumstances where a notice to terminate may be used. It will cover the new service requirements for demands and notices and practice pointers on service. In addition, it will briefly cover the 2024 warranty of habitability requirements for leases and duties of landlords to respond to and fix different types of habitability issues. The presentation will cover considerations for practitioners as it relates to commercial versus residential legal changes. It will also cover a couple Colorado Supreme Court and Appellate cases decided in 2023 and 2024 that also change how eviction cases are handled. The presentation will then cover the 2025 law changes as it relates to victims of domestic violence or sexual assault. It will cover new demand requirements, new notice requirements, and new summons requirements. It will also briefly cover a few new defenses that victims of domestic violence or sexual assault have in eviction case. It will further cover the new return of security deposit laws for 2025 and compare it to the previous requirements. Finally, it will briefly cover some proposed legislation for 2026.
